We work Pacoima constantly out of our San Gabriel shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.
What is on most roofs here
Anything hidden under the old layers is the part nobody can quote blind.
Standing Seam Metal shows up on a large share of the Pacoima homes we inspect. Standing seam has no exposed fasteners on the field, which removes the single most common leak path on any panel roof. Expect 40 to 60 years out of one and $12.00 to $20.00 per square foot to replace it.
The local stressor that matters
After eight or nine dry months, the first sustained rain is the first real test the roof has had since spring. Every deferred repair announces itself at once. This is our heaviest call week of the year, every year.
The call we get most often
Ice Damming And Winter Runoff is the complaint we field most from this area. Rare at valley elevations but real in the higher foothills, where a cold snap after rain refreezes runoff at the eave. Ventilation and insulation, not heat cable. Heat cable treats the symptom and runs up the power bill every winter.
What we would check first
- Get the inspection done in September. In November, everyone is calling and the roof is already wet.
- Where standing seam fails, it fails at the terminations: the eave, the ridge, and anywhere a penetration interrupts a panel run.
- Icicles along the gutter line and water backing up under the first course of shingles.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
On Pacoima roofing, two quotes can differ by thousands and both be honest - the scopes are different.
Questions we get asked
Do you serve Pacoima?
Yes. Pacoima is inside our regular service area and we are on roofs there most weeks.
How fast can you get out to Pacoima?
For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.
Do I need a permit for a repair?
Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.
Working with a San Gabriel roofer
San Gabriel CA Roofing & Commercial Roof Repair has been on San Gabriel roofs since 1986. We cover San Gabriel and the surrounding communities including La Cañada Flintridge, Tujunga and Glendale, and every estimate we write names the material, the underlayment and the flashing scope so you can compare it line for line against anyone else's.
Heat and UV do more damage here than rain ever will, which changes the maths.
Photos, a written scope and a number you can hold us to - that is the whole process.
